Which Cracks Matter

Almost every slab cracks, and many of those cracks are cosmetic. Here's how we sort them:

  1. Hairline shrinkage cracks that stay tight and flat. Usually cosmetic. A sealer helps keep water out.
  2. Cracks that are opening up over time, or wide enough to catch a coin. These should be cleaned and filled.
  3. Cracks with one side higher than the other. The slab is moving. Filling alone won't fix a trip edge, so the panel may need lifting or replacing.
  4. Map cracking and flaking across the surface. That's surface damage, a job for concrete resurfacing, not crack filler.

Why Freeze-Thaw Makes It Urgent

Water that gets into a crack freezes, expands and pries the crack wider, then thaws and soaks in deeper. NOAA's 1991–2020 normals for Des Moines show about 128 days a year with a low below freezing but only about 46 with a high that stays below it. By our count that leaves roughly 82 days a year when the temperature crosses 32°F, and every one of them works on an open crack.

How We Fill Cracks

We clean the crack out by grinding, wire-brushing or blowing out the loose material, and on wider cracks we rout a clean channel so the filler has something to grip. Deep cracks get a backer rod so the sealant stays at the right depth. Then we fill with a flexible sealant that stretches as the slab expands and contracts. Rigid patch material in a moving crack just pops out. On garage floors and interior slabs, we may use a semi-rigid epoxy or polyurea filler where the crack isn't moving.

Joint Sealing

Control joints and the gap between a driveway and the garage slab, the house or the public walk all let water straight down to the base. When the old filler is cracked, missing or full of weeds, we cut it out, clean the joint, and reseal it. The joint where a driveway meets the garage floor and the joint along the foundation wall are the two we see failing most often.

What It Costs

HomeGuide lists crack repair and sealing as an add-on to concrete leveling at $250 to $800 or more. Most crack and joint jobs on a single home fall into a single visit, so it makes sense to fix the driveway, the walk and the garage joint together.
