Concrete Work We Do in Johnston

Johnston has grown fast. It had 24,064 residents in 2020, up from 8,649 in 2000, and the Census Bureau estimates 25,065 for 2025. Many of those homes went up in the same building boom, and their driveways and walks are reaching the age when settled backfill and winter wear start to show. We replace driveways, rebuild walks and stoops, pour patios, and lift settled panels with mudjacking or foam when the slab is still whole.

Johnston Permits and Inspections

  1. Right-of-way work needs a permit first. Johnston's Public Works Department requires a right-of-way permit before any work in the public right-of-way, which covers driveway approaches, curb cuts and public sidewalks. The application needs a $10,000 right-of-way bond, a certificate of liability insurance, construction documents and a $50 fee, and the City won't schedule inspections for sidewalks and approaches until the permit is approved.
  2. Private lines aren't marked. The City points out that private water, sanitary and storm lines aren't located by the City or by Iowa One Call, so the contractor has to have them located.
  3. Sidewalk program. The City has split the town into eight segments and inspects every sidewalk in a segment in the same year. If yours is flagged, you can fix it yourself, hire a contractor, or opt into the City's program, where the City put the expected cost at $400 to $600 per panel. A permit is required, but there's no fee, and repairs have to be finished within two weeks after the old sidewalk comes out. The City also inspects the forms and grade before the pour, booked at least 24 hours ahead.

Johnston's Cold-Weather Concrete Rules

Johnston goes by the National Weather Service's 24-hour forecast. If it calls for 10°F or below, no concrete may be poured. At 25°F or below, new concrete has to be covered for at least 48 hours. In late fall and early spring we plan Johnston pours around those numbers, and we keep blankets on the truck.
